Mecklenburg County is the metro market for A&S Brushworks. We're based in Rock Hill, SC, and Pineville is about a twenty-minute run straight up I-77 — close enough that we cross the state line most weeks. Charlotte, Matthews, Huntersville, Cornelius, and Davidson all sit inside a comfortable drive from our yard, and once we're up there we'll usually stack two or three jobs in the same day to keep things efficient for everyone involved.
Most people picture Mecklenburg as wall-to-wall concrete and cul-de-sacs, and a lot of it is. But there are real pockets of wooded residential lots, overgrown parcels behind established neighborhoods, lakefront properties around Lake Norman, and rural-urban fringe land out toward the Union County line and down along the SC border. That's where we come in. Our Kubota SVL 97-3 with an FAE forestry mulcher head handles trees up to 8 inches in diameter and leaves the ground usable the same day — no burn piles, no haul-off, no torn-up yard.
We cross the state line to Charlotte often
Rock Hill to uptown Charlotte is a short drive, and I-77 is our highway. Pineville is right at the line. Matthews is a quick hop on I-485. Huntersville, Cornelius, and Davidson are further north along the lake, but they're still well within our normal service area. We don't treat Mecklenburg County as an out-of-state special trip — it's part of our weekly rotation, and we price it that way.
Being a Rock Hill outfit working across the line has its advantages. We're not fighting Charlotte traffic from a yard inside the city, and we can usually get a machine up to a Pineville or Matthews job faster than contractors coming down from north Charlotte. For Huntersville and the Lake Norman towns we plan the morning around the commute, but the work itself doesn't change. Same machine, same crew, same pricing.
Lake Norman and northern Mecklenburg: Huntersville, Cornelius, Davidson
The northern end of the county is a different animal than the core metro. Huntersville, Cornelius, and Davidson sit along Lake Norman, and many of the properties up there are wooded lakefront lots, larger estates tucked back off the main roads, and older parcels that have been growing up for years. We get calls from homeowners who want to open up a view to the water, clear a buildable area behind the house, or take out years of privet, sweetgum, and volunteer pine between the lawn and the shoreline.
Forestry mulching is the right tool for lake work. It leaves the root systems intact — which matters on a slope running down to the water — and it puts a clean mulch layer over the ground instead of leaving ruts and bare dirt. We've done trail clearing through wooded Lake Norman-area lots so owners can actually walk to their dock through the trees, and we've run easement clearing along property lines where neighbors had let the brush take over. If your Huntersville, Cornelius, or Davidson property backs up to water or woods and you're tired of looking at a wall of green, that's our job.
Charlotte, Matthews, and Pineville: lot clearing and new-build site prep
The bulk of our Mecklenburg work is residential lot clearing in and around Charlotte, Matthews, and Pineville. Overgrown yards that got away from someone. Vacant lots being prepped for a new build. Backyards where the treeline has crept twenty feet closer over the last decade. Commercial parcels waiting on a tenant. It's all forestry mulching and brush removal, and most of it wraps up in a day or two.
For new-build site prep in Matthews and Pineville we'll clear the building footprint, open up the driveway line, and mulch down the understory without tearing up the topsoil — the builder comes in behind us to a cleaner site than a bulldozer and burn pile would leave. In Charlotte proper, a lot of the calls are older residential lots where the back half of the property has become unusable. One pass with the mulcher and the yard doubles in size. We also handle trail clearing for larger private properties that want a walkable loop through the woods, and easement clearing along fence lines and utility runs.
HOAs, permits, and working around neighbors
Unlike our rural counties, Mecklenburg jobs often come with an HOA layer. We're not going to pretend we know every covenant in every Charlotte or Matthews neighborhood — they're all different. What we will do is ask the right questions up front. Before we schedule a job, we'll ask if you've confirmed with your HOA that the work is approved, whether there are restrictions on tree removal over a certain caliper, and whether you need anything in writing from us for the architectural review board. If you need our insurance certificate or a scope letter for the HOA file, we'll send it.
We'll wait for your HOA approval before we mobilize. We'd rather push a start date by a week than show up and get waved off by a board member. On the permit side, some Mecklenburg municipalities have tree protection ordinances and land disturbance rules, and the requirements vary by city and by lot size. We'll flag anything obvious we see on-site, but the permit responsibility stays with the property owner. For straightforward brush removal and understory mulching on a residential lot, most jobs don't need anything more than homeowner sign-off — but we'd rather you confirm than assume.
Pricing and scheduling for metro jobs
Our standard pricing runs $1,500 to $5,000 per acre depending on stem density, average tree size, terrain, and access. Mecklenburg work tends toward the smaller end — a lot of our jobs in Charlotte, Matthews, and Pineville are half-acre or quarter-acre residential lots rather than full-acre rural tracts. For small parcels we'll quote a flat day rate or a half-day minimum, because the real cost on any metro job is getting the machine on and off the trailer, not the hours of mulching.
Scheduling in the metro is tighter than in the rural counties. We try to group Mecklenburg jobs so that when we're up in Huntersville for one, we're also hitting a Cornelius or Davidson job the same week, and Charlotte/Matthews/Pineville jobs get clustered the same way. That means if you call and we're already booked for the Charlotte side of our calendar, we might be a week or two out rather than same-week. For urgent jobs — storm damage, a closing deadline, an HOA deadline — tell us up front and we'll see what we can shuffle.

Corey and Sam handle every estimate personally. Send us the address, a rough idea of how much you want cleared, and any photos you can take from the property line — that's usually enough for us to give you a real ballpark over the phone before we drive out. For anything bigger than a quarter acre or anything with access complications, we'll come walk the property in person. No charge for the site visit, no pressure if the numbers don't work for you.

Common questions about Mecklenburg County jobs
Yes. We're based in Rock Hill, SC, and Pineville is about a twenty-minute drive up I-77. We work in Charlotte, Matthews, Pineville, Huntersville, Cornelius, and Davidson regularly — Mecklenburg County is part of our core service area, not a special trip.
Yes, and forestry mulching is usually the right method for lakefront work. It leaves root systems intact to hold the slope, avoids the ruts a dozer would leave, and puts a mulch layer down instead of bare dirt. We've cleared view lines to the water, opened up walking trails to docks, and handled easement clearing along property lines on many Lake Norman-area properties in Huntersville, Cornelius, and Davidson.
We do, and we'll wait on their approval before we schedule. Before we mobilize we'll ask if you've confirmed the work with your HOA, whether there are restrictions on tree size or scope, and whether the architectural review board needs anything from us in writing. If you need our insurance certificate or a scope letter for the HOA file, we'll send it over.
Depends on the week. We try to cluster Mecklenburg County jobs together, so if we're already heading up to Charlotte, Matthews, or Pineville in the next few days we can sometimes add you in. If we're booked on the SC side of the line you might be a week or two out. For urgent work — storm damage, a closing deadline, an HOA deadline — call us and we'll see what we can shuffle.
It depends on the city and the size of the job. Some Mecklenburg municipalities have tree protection ordinances and land disturbance rules that vary by lot size and scope. For straightforward brush removal and understory mulching on a residential lot, most jobs don't require anything beyond homeowner sign-off, but permit responsibility stays with the property owner. We'll flag anything obvious we see on-site, and we recommend checking with your city before we schedule if you're unsure.
