Site Prep & Lot Clearing for
New Construction in Rock Hill, SC

We clear and prepare your lot so construction can begin on schedule. Residential homesites, commercial pads, and multi-lot developments.

By Corey, Co-Owner of A&S Brushworks · Last updated April 2026

Before you can pour a foundation, you need a clean lot. A&S Brushworks handles the clearing and site preparation that gets your property ready for builders, graders, and construction crews. We work with homeowners building custom homes, developers opening new subdivisions, and commercial contractors preparing building pads throughout Rock Hill, SC and the Greater Charlotte area.

Our forestry mulching approach means your lot is cleared faster and with less ground disturbance than traditional dozer clearing. No debris hauling, no burn piles, and your topsoil stays intact until the grading crew is ready to work.

Lot clearing for new home construction

You have closed on a wooded lot and your builder needs it cleared before breaking ground. We clear the building footprint, driveway path, septic field area, and any utility runs your builder specifies. We keep the trees you have marked for preservation and remove everything else.

Most residential homesites in the Rock Hill area are under an acre. Jobs of that size typically take one day to clear and mulch. Your builder can move in the following week to start grading and foundation work. Keep in mind that York County requires a land disturbance permit for clearing one acre or more, so check with their Planning and Development office before breaking ground.

Commercial site preparation

Commercial construction projects have tight timelines. We understand that clearing delays push back every trade that follows. We schedule commercial site prep work to align with your project timeline and can mobilize quickly when you need us.

Whether it is a retail pad, office building, storage facility, or multi-family development, we clear the vegetation so your grading contractor has a clean surface to work with. We handle everything from small half-acre pads to larger multi-acre commercial sites.

Working with builders and contractors

We work directly with builders, general contractors, and developers throughout York County and the Charlotte metro. We are comfortable reading site plans, following tree save markings, and coordinating with your other subcontractors on scheduling.

If you are a builder who regularly needs lot clearing, we offer competitive pricing for repeat work. Call Corey at (336) 467-4572 to discuss your upcoming projects.

Stump grinding and grade-ready finish

Our forestry mulcher grinds stumps below grade as part of the standard clearing process. For construction sites that need stumps ground deeper — under the building footprint or utility trenches, for example — we can accommodate that.

After clearing and stump grinding, the surface is covered with a layer of mulch and is ready for your grading contractor. For larger land clearing projects that include site prep, we can discuss the full scope during your free estimate.

What to expect on clearing day

If you have never had a lot cleared before, here is what the process looks like from start to finish. No surprises — we want you to know exactly what is happening on your property and when.

Step 1: Pre-clearing walkthrough. Before we bring equipment on site, we walk the property with you (and your builder if they are available). We confirm the clearing boundaries, mark any trees you want to keep, and note the locations of utilities, property pins, and any setback requirements. If your builder has provided a site plan, we use that as our guide. This walkthrough usually takes 20 to 30 minutes and happens before clearing day, typically during your free estimate visit.

Step 2: Equipment mobilization. On clearing day, we arrive with our Kubota compact track loader and forestry mulching head. We unload at the most accessible entry point on the lot and stage the equipment where it will not block your driveway or your neighbors. For subdivisions and developments in the Fort Mill or Rock Hill area, we coordinate access with the site superintendent so we are not in the way of other trades.

Step 3: Clearing and mulching. We start at the edges of the clearing boundary and work inward. The mulching head grinds standing trees, brush, and undergrowth into a layer of mulch that falls directly onto the ground. Stumps are ground below grade as we go. There is no pile of debris to haul, no burn pile, and no open dirt left exposed to erosion. The entire process is one pass with one machine.

Step 4: Stump detail work. After the main clearing pass, we go back through the building footprint and any areas where utilities or foundations will go. We grind stumps deeper in those zones — typically 6 to 8 inches below grade — so your grading crew does not hit anything when they start moving dirt.

Step 5: Final walkthrough. When clearing is complete, we walk the lot with you to confirm everything looks right. If a tree was supposed to stay and got clipped, or if you want us to extend the clearing a few extra feet in a particular direction, we handle it on the spot. Most residential lots in the Rock Hill area are finished in a single day. Larger or heavily wooded properties may take two days.

Working with builders: timelines, phasing, and communication

If you are a homeowner building a custom home, your builder has a schedule and every week of delay costs money. If you are a builder or developer, you know that clearing is the first domino — when it is late, grading is late, and the whole project slides. We take scheduling seriously because we understand what is at stake.

Coordinating timelines. Once we have an agreement, we lock in your clearing date and show up on time. For builders in the York County and Charlotte metro area who need clearing done by a specific date, we will tell you upfront whether we can hit that window. If our schedule is tight, we say so — we do not commit to a date and then push it back.

Phased clearing. Not every project needs the entire lot cleared at once. Some builders want the building pad and driveway cleared first, with the septic field area and secondary clearing done later in the build process. We accommodate phased clearing and can return for additional passes as your project progresses. This is common on larger lots in Lake Wylie and Tega Cay where homeowners want to preserve wooded buffers until they decide on final landscaping.

Direct communication. We communicate directly with whoever is managing the project — whether that is you, your GC, or a site superintendent. We return calls and texts the same day. If something comes up on site that was not in the original scope — an unmarked utility, a tree the homeowner changed their mind about, rock that was not visible during the estimate — we call before making a decision. No surprises on your invoice.

If you are a builder who regularly needs lots cleared in the Rock Hill, Fort Mill, or Lake Wylie area, we offer volume pricing for ongoing work. Call Corey at (336) 467-4572 to discuss your pipeline.

SC DHEC stormwater requirements for construction sites

If your construction project in South Carolina disturbs one acre or more of land, you are required to obtain coverage under the SC DHEC NPDES General Permit for Stormwater Discharges from Construction Activities. This is a state and federal requirement under the Clean Water Act, and it applies to residential subdivisions, commercial builds, and individual homesites that meet the acreage threshold.

What this means in practical terms: before clearing begins on a qualifying site, you (or your builder) need a Stormwater Pollution Prevention Plan (SWPPP) on file and a Notice of Intent submitted to DHEC. The plan covers erosion and sediment control measures — silt fences, construction entrances, inlet protection, and stabilization of exposed soil.

One advantage of forestry mulching for site prep is that it naturally reduces erosion risk compared to traditional dozer clearing. The mulch left on the ground acts as a temporary ground cover that holds soil in place until your grading contractor is ready to work. That said, the mulch layer alone does not satisfy DHEC requirements — you still need proper BMPs (best management practices) installed before and during construction.

York County also has its own land disturbance permit requirements that may apply even for sites under one acre depending on the project scope and proximity to water bodies. We are not permit consultants, but we are familiar with the process and can point you in the right direction if you have questions about what is needed before clearing starts.
