Rural Property Clearing in Lockhart, SC

By Corey, Owner of A&S Brushworks··5 min read

Lockhart is one of those places most people drive past without stopping. It's a tiny former mill village on the Broad River in Union County, SC, with a few hundred residents and a lot of rural land around it. The old Lockhart Power Company dam and mill are long gone as active operations, but the land around town is still here — and a lot of it has been growing over for decades.

A&S Brushworks serves the Lockhart area from our base in Rock Hill, about an hour east. It's a straight drive, and we batch Union County jobs together when we can. If you've got land in or around Lockhart that needs clearing, here's what to expect.

The Lockhart Area: Large Tracts and Overgrown Land

The properties around Lockhart tend to be bigger than what we see in suburban areas. It's not uncommon to get calls about 10, 20, or 50+ acre tracts that haven't been maintained in years. Old pastureland that's grown up in pines. Former timber tracts with thick understory. River bottom acreage along the Broad that's turned into an impenetrable wall of brush.

This is the kind of work our Kubota SVL 97-3 with the FAE forestry mulching head does best. We handle trees up to 8 inches in diameter, dense undergrowth, and everything in between. One machine, one pass — everything gets ground into mulch right on the ground. No hauling, no burn piles, no dump fees.

For larger tracts, we can clear multiple acres per day depending on density. A 10-acre property with medium brush and young pine regrowth might take two to three days. Dense hardwood and heavy undergrowth takes longer.

Pasture Reclamation

Pasture reclamation is one of the most common jobs we do in the Lockhart area. When farmland or horse pasture goes unmanaged for 10 to 20 years, it doesn't stay open. Pines seed in first, then sweetgum and other opportunistic hardwoods, then the understory fills in with privet, vines, and brush. Within 15 years, a clean pasture turns into young forest.

Forestry mulching reverses that process in days instead of the weeks it would take with traditional clearing. We grind everything down to the root crown, leave a thick layer of mulch on the soil, and the pasture is ready to be reseeded. The mulch layer protects the soil from erosion, retains moisture, and breaks down into organic matter that actually improves the ground for grass establishment.

Pricing for pasture reclamation in the Lockhart area typically runs $1,500 to $3,500 per acre. Pastureland that's only been overgrown for 5 to 10 years — mostly saplings and light brush — comes in at the low end. Land that's had 20+ years of growth with 6 to 8 inch diameter trees is closer to the top of the range.

Lot Clearing and Site Prep

If you're planning to build on a property near Lockhart, whether it's a home, a shop, or placing a manufactured home, clearing the lot is step one. Forestry mulching gives you a clean, level surface without the soil disruption that comes from bulldozing.

A dozed lot has exposed soil that washes away in the first rain. A mulched lot has a protective layer that holds the soil in place until construction starts. That matters in Union County, where heavy rains can turn exposed dirt into a muddy mess fast.

For building site clearing, we can clear just the footprint you need and leave the surrounding trees intact for privacy and windbreak. That level of precision is hard to achieve with a dozer but straightforward with a forestry mulcher.

Broad River Properties

Lockhart sits right on the Broad River, and a lot of the properties in the area include river frontage or bottomland near the water. This land is fertile and grows vegetation aggressively. It's also prone to wet conditions, especially in spring.

We can clear river-adjacent properties, but we pay attention to ground conditions. Our tracked machine distributes weight better than wheeled equipment, but saturated ground is saturated ground. We may need to schedule Broad River bottomland work during drier months — typically late summer through fall. We'll be straight with you about timing rather than risk getting stuck or tearing up your land.

Once cleared, river frontage properties around Lockhart can be excellent for recreation, food plots, or simply opening up the view and access to the water.
